This Faerie Glen home had a tiled roof that was well past its best: cracked, crumbling ridge caps, algae staining across the tiles, and a protective top coat that had UV-faded to the point of exposing bare concrete. The owner called in Eco Seal for a full tile roof waterproofing and repaint — raking out the damaged ridges, resealing them, and repainting the full roof in a single project.

The problem with the existing roof

Right along the roof’s ridge line, the bedding cement had cracked and, in several places, gone missing altogether, leaving the ridge caps loose and unsealed. That’s the highest point on any tile roof and the first place rain finds its way in once the cement lets go. Down across the tile field itself, the original protective top coat had failed under years of Pretoria sun: the colour had UV-faded and chalked out, patches of concrete tile were left bare and exposed to the weather, and algae and fungal growth had taken hold across large sections of the roof, dulling the tiles and holding moisture against the surface.

The Eco Seal solution

Eco Seal, an approved SealPro applicator, worked through the roof in coordinated stages:

  1. Ridge repair – All 8 ridge caps were raked out to remove loose, failing cement and refilled with fresh fibre cement to rebuild a solid, even substrate.
  2. Ridge priming and waterproofing – The repaired ridges were prepped and primed, then sealed with the StretchSeal waterproofing system to keep the ridge line watertight and flexible under thermal movement.
  3. Full roof pressure wash – The entire tile roof was high-pressure washed by hand to strip off dirt, loose material and surface grime ahead of painting.
  4. Algae and fungal treatment – A dedicated algae cleaner was applied across the tiles to kill off fungal growth and prevent it returning under the new coating.
  5. Two-coat roof paint system – The full roof was painted in two coats of Marley M22 Ultimo roof paint in Slate, rebuilding UV protection and giving the roof a uniform, modern finish.

The result

The roof went from a faded, algae-marked tan with an unsealed ridge line to a crisp, uniform slate-grey finish from ridge to eave. With the ridge caps rebuilt and waterproofed and a fresh two-coat paint system locking out UV and moisture, the roof is both weatherproofed at its most vulnerable point and refreshed cosmetically — the same standard we bring to waterproofing and roof painting across Faerie Glen and the wider roof painting work we do around Pretoria.
