An industrial client in Koedoespoort Industrial approached Eco Seal to rescue an ageing metal roof over their factory in Pretoria. Years of exposure had left the sheeting rusted, flaking and no longer weathertight, with water finding its way through corroded seams and worn valleys. As an approved SealPro applicator, Eco Seal was brought in for professional industrial roof coatings, restoring the roof to a fully sealed, protected and repainted condition across the full old section of the building.

The problem

The metal sheeting had reached the end of its original coating life. Large areas of the roof showed advanced rust, peeling paint and bare metal breaking through the surface. The ridges, laps and valley gutters had corroded to the point where they could no longer keep water out, and the fasteners had begun to weep and rust around every screw. Left untreated, a roof in this condition only deteriorates faster, allowing moisture into the structure below and putting stock and equipment at risk. The client needed the corrosion halted and the entire roof sealed and repainted, not simply patched.

The Eco Seal solution

Using the SealPro metal-roof system, our team followed a proven sequence to arrest the rust and build a durable, waterproof coating:

1. Clean and degrease the full roof area to strip loose paint, dirt and contaminants back to a sound surface.
2. Treat all corrosion with a rust inhibitor and prime bare and problem areas with Purple Prime for a strong bond.
3. Reinforce the detail with Flex and StretchSeal through the seams, laps and valleys, and seal every fastener with ScrewSeal patches.
4. Apply HydroSeal HF as a seamless, flexible waterproofing membrane across the sheeting.
5. Finish with two full coats of high-quality roof paint, with a CoolRoof option to reflect heat and keep the interior cooler.

Every stage was carried out under full supervision and quality control so the finished system performs as one continuous, watertight skin.
