Tiled Balcony Waterproofing in Silverton, Pretoria

Location: Silverton, Pretoria
Service: Tiled Balcony Maintenance & Waterproofing

A tiled balcony overlooking the city on a hillside home in Silverton needed more than a cosmetic fix. The tiles had been down for years, and beneath the pretty terracotta finish the waterproofing had quietly failed. Eco Seal Coating Specialists was brought in for professional balcony waterproofing — stripping the balcony back to the screed and rebuilding the system properly, from the substrate up.

The problem with the old tiled balcony

Tiled balconies look great until the grout lines start letting water through. On this home, moisture had been finding its way beneath the tiles for some time, and the only real fix was to remove the tiled surface entirely rather than patch around it. Tile adhesive, grout and old tiles all had to come off before anyone could tell what condition the screed was actually in. Once the tiles and glue were stripped away and the rubble cleared, the team could inspect the bare screed and check that the outlets were correctly positioned and draining water away from the balcony rather than pooling against it.

The Eco Seal solution

Eco Seal is an approved SealPro applicator, and this balcony was rebuilt using the ArmTec under-tile waterproofing system, engineered specifically for balconies and trafficable areas that will be tiled over:

  1. Strip and clear — all existing tiles, tile glue and rubble removed down to bare screed, with outlets checked for correct height and sealing.
  2. Prep and prime — the substrate was cleaned and primed to give the ArmTec system a sound, well-bonded base.
  3. Waterproof with ArmTec — the under-tile ArmTec system was applied across the full balcony area, reinforced at critical points to handle ongoing foot traffic and thermal movement.
  4. Tile-ready top coat — once cured, a tile-ready top coat with a GripGuard non-slip finish was applied to seal the system and prepare the surface for re-tiling.

Throughout the job, the crew worked section by section, embedding reinforcement into the coating at joints and corners before the final layer went down — the kind of detail that determines whether a balcony waterproofing system lasts five years or fifteen.

The result

The balcony now has a fully waterproofed, tile-ready surface with no weak points left over from the original installation. What was a balcony slowly leaking beneath its tiles is now protected by a proper under-tile waterproofing system, ready to be finished off and enjoyed for years without the worry of hidden water damage. If your tiled balcony, patio or roof deck is showing signs of leaks, the earlier the waterproofing is corrected, the less it costs to fix — the same roof repairs and waterproofing we carry out across Pretoria.
