A concrete tile roof takes the full force of the Highveld sun, and on this large family home in Pebble Rock Golf Estate the years had started to show. The owner called Eco Seal Coating Specialists after noticing the roof had faded badly and the ridge lines were breaking up. What the home needed was not a full re-roof, but a proper tile roof waterproofing, ridge repair and repaint to reset the clock on the whole roof.

The problem

Concrete roof tiles are only as good as the protective coating on top of them. On this roof that coating had UV-failed and faded, leaving the raw concrete exposed to the weather. Worse, the mortar in the ridge lines had cracked and crumbled, with filling missing all along the hips and ridges. Once ridge mortar starts to go, wind-driven rain finds its way underneath the ridge caps, and the valleys become a weak point for leaks. Left untreated, that combination lets water and UV work on the tiles themselves and shortens the life of the entire roof.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a full remedial and waterproofing system rather than a quick cosmetic spray-over:

1. Rake out and refill the ridges. All 36 ridge lines were raked out to remove loose, crumbling cement and refilled with fibre cement to rebuild a solid bed for the caps.
2. Prep and prime. The rebuilt ridges were cleaned and primed with Penetrar so the waterproofing layer could bond properly to the substrate.
3. Waterproof the ridges and valleys. The ridge lines and all 12 valleys were reinforced and sealed with the StretchSeal flexible membrane system, locking out water at the roof’s most vulnerable joints.
4. High-pressure clean the whole roof. The entire tile field was pressure-washed back to a clean, sound surface ready to take a new coating.
5. Repaint with two coats. The roof was finished in two coats of high-quality Marley roof paint in Slate, restoring a deep, even colour and a fresh UV-protective skin across every tile.
6. New roof outlets. Five new 75mm outlets were installed to keep water moving off the roof cleanly.

The result

The transformation across this roof is exactly what a well-executed maintenance job should look like. The ridges are solid and neatly sealed, the valleys are watertight, and the tile field now carries a uniform slate finish.
