A leaking slab rarely announces itself on the slab. It shows up on the walls and ceilings below as blistering paint, damp patches and crumbling plaster. That is exactly what our Waterkloof client was dealing with: a large flat terrace slab that had lost its waterproofing, letting moisture track through to the structure beneath. Eco Seal was called in for professional concrete slab waterproofing — to strip the failed system back and rebuild a proper layer across the full 41 m² slab.

The problem

The slab had been sitting without an effective waterproofing membrane, and the surrounding walls told the story. Paint had lifted and blistered off the render in large flakes, the plaster behind it had gone soft, and moisture was clearly moving through the deck. Standing water and poor drainage detailing around the outlets had accelerated the failure. Left untreated, this kind of slab keeps feeding water into the concrete and the rooms below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt the slab with the ArmTec HyperFlex system, engineered for horizontal concrete decks that take standing water and foot traffic.

1. Prep and prime. We cleaned the slab back to a sound, contaminant-free surface, cut out failed areas, and primed the substrate with Penetrar to lock down the concrete and guarantee adhesion.
2. Detail the weak points. Perimeter upstands, outlets and joints were reinforced with Flex bedded over StretchSeal bandage, sealing every crack and edge where water finds a way in.
3. Reinforced membrane. We laid HyperFlex over the deck with ArmTec mesh embedded through it, building a tough, fully reinforced membrane that bridges movement.
4. Waterproof topcoat. The system was sealed with HydroSeal HF and finished with a DampEnd tile-ready topcoat, leaving a durable, even surface ready for the client’s final finish.

The result

The slab is now a continuous, seamless waterproof deck with the outlets properly sealed and the detailing tidied up. The finish is uniform and hard-wearing, the standing-water problem is resolved, and the moisture path into the walls and rooms below has been cut off at the source. The client is left with a terrace that is protected and ready for years of use — the same care we bring to balcony and terrace waterproofing across Pretoria.
