Perched on the hillside above the Pretoria CBD, this Muckleneuk home combines a striking flat concrete roof slab with sharp, modern exterior walls. Between the sun, summer storms, and years of thermal movement, both the roof and the painted surfaces had started showing their age. The homeowner brought in Eco Seal for concrete slab waterproofing and a full exterior repaint to bring the whole property back to a watertight, freshly finished standard.

The problem the roof slab and walls were facing

The circular concrete roof slab at the top of the house had lost its old torch-on waterproofing membrane, leaving bare, weathered concrete exposed to the elements. Without a proper waterproof layer, rainwater was pooling and slowly working its way into the slab through hairline shrinkage cracks, risking damp patches and structural deterioration below. At the same time, the exterior walls and boundary structures had developed visible cracking through the plaster, along with worn paintwork on both the exterior and interior surfaces, giving the property a tired, weathered look that no longer matched its architectural quality.

The Eco Seal solution

Working as an approved SealPro applicator, the Eco Seal team carried out a full remedial waterproofing and repainting programme:

1. Strip and prep the slab — Removed the old, failed torch-on membrane and prepped the bare concrete substrate back to a clean, sound surface.
2. Rescreed for correct falls — Rescreeded sections of the slab to restore proper water flow, eliminating the ponding that was driving moisture into the concrete.
3. Prime and waterproof — Primed the substrate and applied the ArmTec HyperFlex system, a fibre-reinforced liquid-applied membrane built for flat and domed concrete roof slabs, sealing the entire surface against water ingress.
4. Repair the walls — Opened up and prepared all cracked and damaged sections on the exterior walls, then plastered and patch-primed each repair so it would blend seamlessly into the surrounding surface.
5. Prime and paint the exterior — Applied a full coat of Rain Shield primer followed by two full coats of high-quality exterior wall paint, restoring a clean, uniform charcoal-and-grey finish across the walls and garage structure.
6. Prep, prime, and paint inside — Carried the same prep-prime-paint process through to the interior walls, refreshing the finish throughout.

The result

The roof slab is now fully waterproofed with a durable, flexible ArmTec membrane that sheds water correctly and protects the concrete beneath it. The exterior walls carry a crisp, modern charcoal and grey finish with every crack properly repaired rather than just painted over, and the interior has been refreshed to match.
