When a flat concrete roof slab starts to leak, the damage rarely stays on the roof. It works its way down through the ceiling and shows up on the walls of the rooms below. That was exactly the situation at this Zwavelpoort home, where the original waterproofing across the roof slab had reached the end of its life and needed professional concrete slab waterproofing rather than another patch.

The problem

The existing waterproofing membrane had delaminated and cracked right across the slab. Years of Highveld sun, thermal movement and standing water had lifted the old coating away from the concrete, leaving weathered, spalling surfaces and open cracks at the joints and parapet junctions. Water was tracking under the failed membrane and into the structure, with damp already appearing on interior walls and around window and door reveals in bedrooms and the entrance. Every affected area of the roof slab showed the same tired, failing coating.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal stripped the project back to sound substrate and rebuilt the waterproofing as a single monolithic system:

1. Prepare and prime. Every square metre of the slab was cleaned back, loose material removed and the concrete primed with Penetrar to lock down the surface and give the new system a solid key.
2. Reinforce the weak points. Cracks, delaminated joints and parapet junctions were bridged with StretchSeal membrane, sealing the exact spots where movement had opened the old coating.
3. Install the ArmTec system. A HyperFlex base coat was applied and ArmTec reinforcing mesh embedded into it, then over-coated to create a seamless, fully bonded and elastic waterproof layer across the whole slab.
4. Seal the details. Roof vents, pipe penetrations and the parapet upstands were carefully worked in so there were no gaps left for water to find.
5. Top coat and protect. The system was finished with HydroSeal HF and sealed with a clear protective coat, leaving a clean, UV-stable grey surface that reflects heat and sheds water.

The result

The home now has a continuous, flexible waterproofing skin that moves with the building instead of cracking against it. The valleys drain cleanly, the penetrations are sealed and the interior damp problems have been cut off at their source.
