When a flat concrete roof slab starts letting water through, the damage rarely stays on the roof. It travels down into ceilings, walls and interior finishes. This Woodmead home in the greater Sandton area had a rooftop terrace slab that needed professional concrete slab waterproofing — a proper, seamless system to stop that from happening. The owner called in Eco Seal, an approved SealPro applicator, to strip the problem back to the source and rebuild the slab’s protection from the substrate up.

The problem we found on site

The rooftop terrace and adjoining slab sections had reached the end of their waterproofing life. The tiled surface was stained, porous and no longer shedding water, while the surrounding plaster walls showed patchy repairs and moisture marks around the parapet and services. Standing water and failed detailing around drains and upstands meant the slab could no longer be trusted to keep the rooms below dry.

The Eco Seal solution

Eco Seal waterproofed the concrete slab using the SealPro ArmTec HyperFlex system, a reinforced membrane built for flat roof and terrace conditions:

1. Prep and prime the substrate. The full slab area was cleaned, degreased and mechanically prepared, then sealed with Penetrar penetrating primer.
2. Detail the weak points. Flex was applied with StretchSeal reinforcing over drains, upstands and joints, the areas where slabs almost always fail first.
3. Install the reinforced membrane. HyperFlex was applied and embedded with ArmTec mesh across the slab, creating a single seamless, crack-bridging waterproof layer.
4. Seal and finish. The system was topped with HydroSeal HF, a UV-stable protective coat that gives the terrace its clean, uniform grey finish.

Alongside the slab, the team repaired and repainted the exterior plaster walls with two coats of high-quality paint and refreshed the IBR roof sheeting, tying the whole rooftop together as one weatherproof envelope.

The result

The terrace now reads as a single, seamless waterproofed surface, tough underfoot and sealed against the elements. Water is directed cleanly to the outlets, the walls are crisp and clean, and the slab below is fully protected against leaks — the same flat roof waterproofing we deliver across Woodmead, Sandton and the greater Johannesburg metro.
