A cluster of homes in a secure estate off High Street in Waterkloof called Eco Seal Coating Specialists out to three units where the flat concrete roof slabs were leaking. As an approved SealPro applicator, our team was asked to provide professional concrete slab waterproofing — stripping back the failed coatings, repairing the outlets, and laying a fresh, seamless membrane that would keep water out for years to come.

The problem

The existing waterproofing on these flat slabs had reached the end of its life. Across the units the membrane had delaminated and cracked, lifting away from the concrete and letting water track underneath. The roof outlets were choked with debris and old, crumbling mortar, so rainwater was pooling on the slab instead of draining away. On the parapet walls the plaster had blown, and standing damp had allowed moss and small plants to take root in the cracks. Left alone, ponding water and blocked outlets are exactly the conditions that push moisture through a slab and into the ceilings below.

The Eco Seal solution

Our crew worked through each roof slab methodically with the ArmTec HyperFlex system:

1. Cleared and reworked the outlets. We opened up each blocked outlet and corrected the fall so water drains freely to the downpipes rather than sitting on the slab.
2. Stripped and prepared the substrate. All loose, delaminated coating was scraped back to sound concrete, and the surface was cleaned and primed with Penetrar to lock down the substrate.
3. Reinforced the cracks and joints. Weak cracks and delaminated joints were bridged with a Flex and StretchSeal detail so they can move without tearing the new membrane.
4. Laid the ArmTec membrane. We applied HyperFlex with an embedded ArmTec reinforcing mesh across the full slab, building a tough, seamless waterproof layer bonded to the concrete.
5. Sealed and finished. The system was topped with HydroSeal HF, and the tiled roof ridges were maintained and re-waterproofed with a StretchSeal detail to tie everything together.

The result

Each slab is now a single, unbroken grey membrane with outlets that drain properly and parapet walls sealed against damp. The blistered, plant-infested surfaces are gone, replaced by a clean, hard-wearing finish that sheds water and stands up to Pretoria’s heat and summer storms.
