A flat concrete roof slab at a complex in Val-de-Grace had reached the end of its waterproofing lifespan. Years of UV exposure had left the old membrane brittle, cracked, and lifting at the joints — a familiar story for flat-roofed buildings in Pretoria’s climate. The problem

On inspection, the existing waterproofing showed several stages of failure. Fine cracks had opened across the surface of the slab, some running the full width of a bay. At the joints and laps, the old membrane had delaminated from the substrate entirely, curling up and separating in sections — no longer bonded and no longer doing its job. The coating itself had lost its UV protection, leaving it chalky, dry, and brittle. Left alone, this kind of failure lets water track through hairline cracks into the slab, with damp patches and structural deterioration showing up on the ceilings below.

The Eco Seal solution

Eco Seal is an approved SealPro applicator, and for a slab in this condition the brief was a full ArmTec renewal rather than a patch job:

  1. Strip and inspect. The failed, delaminated sections of the old membrane were removed to expose sound substrate, and the full slab was assessed for cracking and movement.
  2. Prep and prime. The substrate was cleaned and primed across the full 83 m² area, giving the new system a stable, well-bonded base to key into.
  3. Reinforce the weak points. Cracks and delaminated joints were strengthened first with a StretchSeal membrane, bridging the movement points so they can’t telegraph back through the new coating.
  4. Install the ArmTec system. A full ArmTec waterproofing system was then applied over the slab, sealing the surface and rebuilding the UV-resistant top layer.
  5. Return visits and topcoat finishing. The team came back to complete the topcoat and check the cured system, making sure every join and upstand was fully sealed before sign-off.

The result

The slab now has a continuous, fully bonded waterproofing membrane with no weak joints or exposed cracks. The reinforced StretchSeal detailing at the movement points means the new ArmTec system is far less likely to crack again, and the fresh UV-stable topcoat gives the roof a working lifespan measured in years, not seasons.
