A large flat concrete roof slab in Muckleneuk had reached the end of its old waterproofing membrane. The existing coating had delaminated and cracked, and the joints were separating and letting water track into the building below. The problem

Flat roof slabs are unforgiving. When the original membrane loses its bond to the concrete, water finds every hairline crack and open joint, then spreads sideways underneath the coating where you cannot see it. On this roof the surface was weathered, stained and blistered, the membrane had lifted away from the substrate in sheets, and the joints between slab sections had opened up. Left alone, that trapped moisture attacks the concrete and shows up as damp patches and ceiling damage inside the home. Ceilings below had already started to suffer and needed remedial repair.

As an approved SealPro applicator, Eco Seal installed the reinforced ArmTec HyperFlex slab system across roughly 218 m² of roof:

1. Strip the failed membrane and thoroughly clean and prepare the concrete substrate, cutting out and treating the open joints.
2. Prime the prepared slab with Penetrar to seal the concrete and guarantee adhesion of the new system.
3. Detail all joints, upstands and problem areas with Flex bedded into StretchSeal reinforcing tape so every movement point is bridged.
4. Apply HyperFlex with the ArmTec reinforcing mesh fully embedded across the field of the slab, creating a tough, crack-bridging membrane.
5. Finish with two coats of HydroSeal HF as the seamless, UV-stable waterproof topcoat.
6. Carry out the ceiling maintenance below, replacing and repainting the damaged sections.

The result

The roof is now a clean, continuous grey membrane with no open joints and no weak points. The reinforced ArmTec mesh gives the slab the strength to move without cracking, while the HydroSeal HF topcoat sheds water and stands up to Pretoria’s sun.
