When a flat concrete roof slab starts letting water through, the damage rarely stays on the roof. This Moreletapark home had a 52 m² slab where the original waterproofing had reached the end of its life, and the owner called Eco Seal in for professional concrete slab waterproofing before the next rainy season turned small leaks into ceiling stains.

The problem

The existing membrane on the slab had delaminated and cracked. Years of Highveld sun, expansion and contraction, and pooling water had lifted the old coating away from the concrete in places, and the waterproofing along the joints was failing and starting to separate. Leaves and debris had built up across the surface, and poor drainage at the outlets was letting water sit on the slab instead of running off. Left as it was, every one of those cracked joints was a path straight into the building below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt the waterproofing from the substrate up using the ArmTec HyperFlex system, purpose-built for flat concrete slabs.

  1. Cleared and prepared the slab. We stripped back the loose, delaminated coating, cleared all leaves and debris, and cleaned the surface down to sound concrete.
  2. Corrected drainage. We opened and cleared the outlets to restore proper water flow and checked screed levels so water drains off the slab instead of ponding.
  3. Primed the substrate. A Penetrar primer was applied across the full 52 m² to seal the concrete and give the new system a strong bond.
  4. Reinforced the cracks and joints. Every crack and delaminated joint was strengthened with a Flex and StretchSeal membrane, the weak points that had failed before.
  5. Installed the ArmTec system. We applied HyperFlex with an embedded ArmTec reinforcing mesh across the slab, then finished with HydroSeal HF topcoats for a fully bonded, flexible, UV-stable waterproof skin.
  6. Lifted and reinstalled the geyser so the membrane could be laid continuously underneath, then set it back in place.

The result

The slab now carries one continuous, seamless waterproof membrane with no cracked joints or lifting edges left to fail. Drainage runs the way it should, and the reinforced ArmTec system flexes with the concrete instead of splitting against it. The owner has a roof slab that is fully sealed, protected from the sun, and built to keep the water out for years to come — the same waterproofing we carry out across Moreleta Park.
