A flat concrete roof slab in Moreleta Park had reached the point where its old waterproofing could no longer keep the house dry. Across roughly 109 square metres of slab, the coating had delaminated and cracked, and the homeowner was already seeing the effects inside the house. Eco Seal Coating Specialists was called in for professional concrete slab waterproofing, stripping the failed system back and rebuilding a proper, watertight roof from the substrate up.

The problem: cracked, delaminated waterproofing

On inspection, the existing waterproofing was clearly at the end of its life. Large sections had lost adhesion to the slab, and hairline cracks had opened up along the expansion joints, widening enough to let water track straight through the concrete. The signs were visible in more than one place:

  • Delaminated, cracked coating across the main slab, with efflorescence staining where water had been sitting and evaporating through the surface
  • Open, separating joints where the membrane had lost its bond
  • A stained ceiling inside the home, marking exactly where water had found its way through from above

Left unattended, cracks like these only get worse with every summer storm and every cycle of heat and cooling on an exposed slab.

The Eco Seal solution: the ArmTec slab system

As an approved SealPro applicator, Eco Seal specified the ArmTec HyperFlex system, built specifically for flat concrete slabs like this one. Our team worked through the following steps on site:

  1. Cleared and prepared the substrate, removing all failed coating and loose material back to a sound surface.
  2. Primed the full 109 m² slab to lock down the concrete and give the new system a proper key.
  3. Bridged and strengthened every crack and delaminated joint with StretchSeal membrane, closing off the points where water had been getting in.
  4. Applied the ArmTec system across the entire slab as a continuous, monolithic waterproof layer, working the coating up and around all the roof detailing.
  5. Lifted and reinstalled both geysers on the roof so the new waterproofing ran unbroken beneath them, with no gaps left around the bases.

The result: a sealed, watertight slab

The slab now carries a single, continuous waterproofing layer with no weak joints or cracked patches left exposed. Every corner, skylight upstand and parapet detail was sealed as part of the same system, and the geysers were reinstated onto a fully waterproofed base. The homeowner in Moreleta Park now has a roof slab that will shed water reliably, with the leak that was staining the ceiling below fully resolved — the same waterproofing we carry out across Moreleta Park.
