When the waterproofing on a flat concrete roof slab reaches the end of its life, the warning signs are hard to miss: water sits where it should drain, joints lift, and the old membrane begins to crack and peel away from the substrate. That was exactly the situation on this home in Leeuwenhof Estate, Pretoria, where the existing system had delaminated and could no longer keep the slab dry. The problem

The old waterproofing had failed in several ways at once. The membrane had delaminated and cracked, with open splits wide enough to slip a finger into, and the joints were separating instead of holding as one continuous skin. Water was puddling in front of the outlets because they sat too high and the falls no longer drained correctly, so moisture lingered on the slab long after the rain. Roof-mounted solar panels and their frame supports, along with heating pipework, sat directly over the failing surface and had to be carefully worked around. Left as it was, the standing water and open joints were a direct path for leaks into the structure below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt the roof using the ArmTec HyperFlex waterproofing system:

  1. Disconnected and lifted the solar panels, frame supports and heating pipes to gain full, clean access to the slab.
  2. Stripped out the delaminated old membrane and cleaned the substrate back to a sound surface.
  3. Corrected the drainage by opening the outlets to the right water flow and installing a new outlet where needed.
  4. Applied Penetrar primer to key the coatings to the prepared concrete.
  5. Bridged the cracks and separating joints with Flex and StretchSeal membrane to reinforce every weak point.
  6. Installed the ArmTec system across the full slab, embedding ArmTec reinforcing mesh into HyperFlex for a seamless, elastic layer.
  7. Finished with a HydroSeal HF topcoat for a durable, UV-stable waterproof surface.
  8. Reinstalled the solar panels and frames and set lintels in place to keep the solar structure secure.

The result

The 266 m² slab now reads as one continuous, seamless grey membrane with no cracks, no lifted joints and no ponding water. Drainage falls to the corrected outlets, the solar array and pipework are back in place over a sound surface, and the home is protected against leaks for years to come.
