A flat concrete roof slab is one of the hardest surfaces on any home to keep watertight. Unlike a pitched, tiled roof that sheds water quickly, a slab holds standing water after every storm and works loose at every crack. When a homeowner in Lakefield, Benoni called Eco Seal to look at a leaking balcony slab above the reception area, we found a substrate that had reached the end of its waterproofing life and needed a full balcony waterproofing system, not another quick patch.

The problem

The exposed concrete slab had weathered badly. The surface was stained, porous and dusty, with fine movement cracks running through it where the slab had expanded and contracted over the years. Water was no longer draining and sealing off cleanly, it was soaking into the concrete and finding its way through to the room below. Around the upstand walls and the pipe penetrations the old detailing had failed completely, leaving obvious entry points for water. Left untreated, a slab in this condition keeps feeding damp into the ceiling and structure beneath it.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex waterproofing system, a reinforced, seamless membrane built specifically for flat slabs that have to cope with movement and ponding water. The work was carried out in clear stages:

1. Prepare and clean the slab. We stripped back the failed surface and removed all dust, loose material and contamination so the new system could bond to sound concrete.
2. Prime the substrate. A Penetrar primer was applied across the full 26 m² to bind the surface and lock in adhesion for the coats that follow.
3. Reinforce the movement cracks. Every crack and stress point was bridged with StretchSeal membrane to absorb ongoing slab movement instead of tearing.
4. Detail the upstands and penetrations. Corners, upstand walls and pipe penetrations were sealed with Flex and StretchSeal so the weakest points became the strongest.
5. Install the ArmTec membrane. HyperFlex was applied with ArmTec reinforcing mesh embedded through the field of the slab, creating a tough, monolithic layer with no seams or joints.
6. Topcoat with HydroSeal HF. A high-performance HydroSeal HF top layer finished the system, giving a durable, UV-stable, fully waterproof surface.

The result

The slab is now a clean, seamless membrane that sheds water instead of soaking it up. Cracks are bridged, the upstands and pipe penetrations are sealed, and the room below is protected. The homeowner has a properly engineered waterproofing system backed by our workmanship guarantee, not another temporary fix, and a slab that is ready to handle Benoni’s summer storms for years to come.
