A flat concrete roof slab is only as good as the membrane protecting it. When that membrane ages and lets go, water finds every crack and joint below. At this home in Eldo View, Centurion, the existing waterproofing on the concrete roof slabs had reached the end of its life, and the owner called Eco Seal Coating Specialists in for professional concrete slab waterproofing to renew it properly.

The problem

The old waterproofing across the middle staircase slab and the side and back slabs had delaminated and cracked. Instead of one continuous, flexible skin, the surface had broken into brittle sections that no longer moved with the slab. On inspection we found several failures working together:

• Open cracks and lifted, delaminated joints where the old membrane had pulled apart
• Waterproofing failing along the joints and starting to separate from the substrate
• Rainwater outlets that were not correctly sealed, choked with dirt and weeds

Left alone, every one of these was a direct path for water into the structure below. A slab like this needs a fully bonded, seamless system, not a patch over failing coatings.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal renewed the slabs with the full ArmTec HyperFlex system, built up in bonded layers for a durable, flexible finish:

1. Prep and prime. We cleaned the slabs back to sound substrate, cleared the blocked outlets, and primed the concrete with Penetrar to lock down the surface and guarantee adhesion.
2. Reinforce the weak points. Cracks, delaminated joints and outlet details were bridged with a Flex and StretchSeal membrane so the movement zones could flex without tearing.
3. Embed the reinforced layer. We applied HyperFlex with ArmTec mesh across the slab, embedding the mesh to create a tough, monolithic membrane.
4. Seal the surface. The system was finished with HydroSeal HF, a UV-stable topcoat that gives a continuous, waterproof skin from edge to edge.

Every rainwater outlet and pipe penetration was re-sealed by hand so the finished membrane runs unbroken through the details where slabs usually fail first.

The result

The middle staircase slab and the side and back slabs now carry one seamless, fully bonded ArmTec membrane. The cracks and lifted joints are gone, the outlets drain cleanly, and the pipe penetrations are sealed tight. What was a patchwork of failing coatings is now a single flexible waterproof system backed by our workmanship guarantee — the same waterproofing we carry out across Centurion.
