This Equestria home had two problems working against it at once: a flat roof slab section with waterproofing that had reached the end of its life, and exterior plaster walls that were due for a repaint and reseal. Eco Seal was brought in to handle both in a single coordinated project, combining concrete slab waterproofing with a full exterior repaint.

The problem the homeowner was facing

The flat slab section of the roof, tucked between pitched tiled sections and running past a brick chimney, had old waterproofing that was delaminating and cracking. The coating had failed UV protection, joints were starting to separate, and cracks had opened up along the parapet wall. Left alone, this kind of failure lets water track down into the slab and the brickwork below. At the same time, sections of the exterior plaster walls needed attention, along with the face brick sections around a bedroom aircon bracket and a patio chimney, where old sealant had cracked and lost its grip.

The Eco Seal solution

Eco Seal’s crew approached the project in stages, working across the roof slab and the exterior walls:

1. Cleared and prepped the roof slab. All debris, old flaking coating, and loose material were stripped back to a sound, clean substrate before any product went down.
2. Reinforced cracks and delaminated joints with a StretchSeal membrane, bridging movement points so they can’t reopen the waterproofing later.
3. Applied the ArmTec waterproofing system across the full slab area, building up a seamless, UV-stable membrane over the roof slab.
4. Installed new chimney flashing, waterproofing the join between the brick chimney and the roof slab where water ingress is most likely.
5. Sealed the face brick sections around the aircon bracket and patio chimney to close off the old failure points.
6. Cleaned, prepped and primed the exterior plaster wall sections, then applied two coats of high-quality exterior paint to refresh and protect the façade.

Eco Seal is an approved SealPro applicator, and the ArmTec HyperFlex system was chosen for the roof slab specifically because it stays flexible enough to move with the concrete without cracking again.

The result

The roof slab now carries a continuous, waterproof membrane from the chimney base out across the full slab, with the parapet cracks and flashing joints sealed off for good. The exterior walls have been cleaned, primed and repainted, and the sealed face brick sections are protected against further weathering. The home now has a roof and exterior that are both watertight and freshly finished — combining slab waterproofing with the exterior wall painting we carry out across Pretoria.
