This Lynnwood home has several flat concrete roof slabs tucked between its pitched tile roof sections — over the garage, a mid-section link, and the front entrance. Years of Pretoria sun and summer storms had pushed the existing waterproofing well past its working life, and the homeowner brought Eco Seal in for professional concrete slab waterproofing before the cracking turned into active leaks.

The problem behind the tile lines

Up close, the damage told a clear story. The old waterproofing membrane across all three slabs was delaminated and cracked, with joints starting to separate and lift at the edges. UV exposure had broken down the coating’s protective layer, leaving a chalky, brittle surface riddled with hairline cracks and, in places, larger splits where water had already found a way in. The parapet walls carried their own cracking, and one roof outlet had failed outright, with a hole worn through where a downpipe connection should have been sealing properly.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal specified the ArmTec HyperFlex system — SealPro’s dedicated flat-slab solution — to renew all three sections in one coordinated project:

  1. Prep and prime the full substrate across the garage, mid-section, and front slabs, removing loose material and breaking laitance so the new system could bond properly.
  2. Reinforce cracks and joints with a StretchSeal membrane, bridging the delaminated joints and active cracks identified during the initial inspection.
  3. Apply the ArmTec waterproofing system as a seamless, UV-stable membrane over the entire roof slab area — roughly 118 m² combined across the garage, mid, and front sections.
  4. Replace the failed outlet with a new PVC outlet and downpipe, restoring proper drainage off the slab.

Every section was treated as part of one continuous waterproof layer, so water is directed off the roof rather than pooling at joints or parapet corners.

The result

The slabs now read as a single, uniform grey waterproof membrane running cleanly under the tile eaves, chimney vents, and skylights — a stark contrast to the cracked, sun-bleached surface that was there before. The new outlet keeps water moving off the roof, and the reinforced joints mean the cracking that started this project won’t simply reopen with the next hot Pretoria summer.
