This modern double-storey home in Kungwini Country Estate has several flat concrete roof slabs stepping down around the building, plus a large upstairs balcony overlooking the pool and garden. Together these flat surfaces add up to well over 300 m² of bare concrete sitting directly under the Highveld sun, hail and summer downpours — with almost no margin for error if the waterproofing underneath ever fails. The problem

Flat concrete roof slabs and balconies take more punishment than any pitched roof on a property. Without a proper waterproofing membrane, bare concrete slowly cracks and turns porous, water finds every hairline gap around outlets, upstands and parapet edges, and what starts as a small damp patch on the ceiling below can end up as a structural repair. On this home, both the roof slabs and the balcony needed the substrate cleaned back, repaired and properly waterproofed — and the balcony specifically needed a system that could still carry tiles on top without compromising the waterproofing underneath.

The Eco Seal solution

As an approved SealPro applicator, our team treated the roof slabs and the balcony as two connected waterproofing projects, each built up in the same proven sequence:

  1. Prep and prime — roughly 125 m² of roof slab and 198 m² of balcony were cleaned, repaired and primed to give the waterproofing system a sound, fully bonded base.
  2. ArmTec waterproofing system — SealPro’s ArmTec system was applied across both the roof slabs and the balcony, forming a tough, flexible, seamless membrane that handles ponding water, foot traffic and UV exposure without cracking or lifting.
  3. Tile-ready topcoat on the balcony — because the balcony will carry a tiled finish, it received a tile-ready topcoat over the ArmTec membrane, so the waterproofing stays protected and watertight once the final floor goes down.
  4. Quality control — every section was checked for full, even coverage and correct falls to outlets before sign-off, working carefully around the pool, glazing and steelwork already in place on site.
