A double-storey home in Constantiapark, Pretoria came to Eco Seal with a roof that had aged badly on every front. The concrete tiles had lost their protective coating, the IBR sheeting over the garage and small kitchen was rusting, and an exposed reception slab was cracking and letting water through. It needed a proper restoration rather than a quick recoat, so we tackled all three areas as a single, coordinated roof painting and waterproofing project.

The problem

Years of sun and weather had taken their toll. The tile roof’s top coat had UV-failed and faded, leaving blotchy, worn tiles with bare concrete showing through in places. On the garage and small kitchen, the IBR sheeting had rusted along screw lines and gutter overlaps, and the box gutter was no longer watertight. Worst of all, the reception roof slab was completely exposed with no waterproofing at all, and cracks were already forming across the surface, an open invitation for leaks.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal used a matched system for each surface:

1. Prep and clean. We high-pressure washed the entire roof and degreased every surface so coatings could bond properly.
2. Rust treatment on the IBR sheeting. Rusted sections were treated with a rust converter and primed, then the box gutter, overlaps, joints and screw lines were sealed watertight.
3. Repack the heat-barrier tiles. The heat tiles were carefully lifted and repacked so the roof structure was sound before recoating.
4. Waterproof the reception slab. We installed the ArmTec system: Penetrar to prime the substrate, cracks bridged with Flex and StretchSeal, then a HyperFlex coat reinforced with ArmTec mesh and finished in HydroSeal HF — the same concrete slab waterproofing we install on flat roofs across Pretoria.
5. Repaint the tile roof. After a StretchSeal and RidgeSeal treatment along the ridges, we applied two coats of high-quality Marley roof paint in Slate across all 269 square metres.

The result

The home now has a uniform, deep-toned tile roof, freshly sealed IBR sheeting with a watertight box gutter, and a fully waterproofed reception slab that will keep the inside dry. Every surface has been protected against UV, rust and rain, giving the owner a roof that looks brand new and is built to last for years — a complete restoration backed by our tile roof waterproofing and painting systems.
