This double-storey home in the Pineview Estate area of Broadacres had reached the point where good bones were being let down by tired, weathering finishes. The owners called Eco Seal in to restore both the tiled roof and the exterior walls in a single, coordinated roof painting and repaint project so the whole house would come out looking new again.

The problem

Years of Highveld sun and rain had taken their toll. Across the roof, the ridge capping was cracked with the filling missing in places, valleys were blocked, and a few tiles had worked loose. The protective top coat on the tiles had UV-faded, leaving the concrete exposed. The walls told the same story. The coating was cracked and blistering, paint was peeling away, and rising damp had damaged the lower sections. Left alone, both the roof and the walls would keep letting water in and deteriorating further.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through the roof and walls methodically:

  1. Roof ridges. Raked out all the loose, cracked cement and refilled the ridges, then prepped and primed the substrate before waterproofing every ridge with the StretchSeal system for a flexible, watertight seal.
  2. Roof preparation. High-pressure washed the entire roof, cleared the blocked valleys, and sealed loose and broken tiles.
  3. Roof coating. Applied two coats of high-quality Marley roof paint in a warm terracotta, restoring the colour and adding a fresh protective layer over the tiles.
  4. Wall preparation. Cleaned and prepped the exterior and boundary walls, filled cracks and damaged sections with fibre cement to match the texture, and renewed seals around windows and doors.
  5. Wall coating. Primed the walls and sealed them against the weather, then finished with two coats of premium exterior wall paint on both the house and the boundary walls.

The first-floor balcony was also addressed, stripping back to the substrate and installing the ArmTec under-tile waterproofing system to stop the leaking around the outlet and railings.

The result

The transformation speaks for itself. The terracotta tiles are rich and even again, the fresh ridge lines are crisp, and the walls are clean, sealed and protected from the damp. Roof and walls now work together as one weatherproofed shell, ready to hold up to many more Johannesburg summers and winters — combining tile roof waterproofing with the exterior wall painting we carry out across Gauteng.
