This double-storey home in the Silver Lakes Golf Estate had three problems converging in one corner of the house: a cracked exterior kitchen wall, a tiled balcony that was letting water through at the joints, and roof flashings that had corroded and lifted after years of exposure. Eco Seal was called in to resolve all three as one coordinated maintenance job.

The problem

Hairline cracks had opened up in the plaster around the kitchen window and along the parapet wall, most likely from normal building movement, and rainwater was tracking into the wall through them. On the balcony above, the tiled surface had never been properly waterproofed underneath, so moisture was working its way beneath the tiles instead of running off. At the roof edge, the metal flashing had rusted through in places, with the protective coating flaking away and the metal starting to lift — a clear entry point for water into the structure below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal approached the job in three linked stages:

1. Wall repair and repaint — the cracked sections of the kitchen wall were cleaned and prepared, then treated with a plaster primer to stabilise the surface and lock out further moisture. Two coats of a premium exterior wall paint were then applied to match the existing finish.
2. Balcony waterproofing — with the balcony tiles stripped back to expose the slab, the surface was primed and reinforced at the joints and upstands with a flexible waterproofing membrane, before a full waterproof coating system was applied across the balcony floor.
3. Flashing and joint sealing — the corroded roof and kitchen flashings were cleaned back and treated to stop the rust from spreading, then sealed with a flexible waterproof coating system built to move with the metal without cracking.

The result

The kitchen wall is crack-free and freshly painted, the balcony slab is now fully waterproofed and ready for the homeowner’s tiler to relay the tiles with confidence, and the roof flashings are sealed and protected against further corrosion.
