When a flat-profile metal roof and its concrete box gutters start letting water through, the damage rarely stays on the roof. This Pretoria home had reached that point: failed coatings in the internal gutters, cracked and delaminated joints, and outlets that could no longer move water off the roof fast enough. Eco Seal was called in for professional roof repairs and waterproofing to renew the whole system and get the roof watertight again.

The problem

The concrete box gutters running behind the parapet walls were the weak point. The old silver membrane had blistered and delaminated, cracks had opened along the gutter joints, and sand and debris had built up in the channels — a recipe for standing water and slow, hidden leaks into the ceiling below. The metal roof sheets themselves were weathered and dirty, and the existing rainwater outlets were too small and poorly sealed to clear heavy Highveld downpours. Left untreated, this kind of failure lets damp track into walls and ceilings long before anyone spots the source.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal renewed the roof and gutters using the ArmTec HyperFlex waterproofing system:

  1. Clear and prepare. All debris, sand and loose old coating was stripped out of the box gutters, and the metal roof and gutter surfaces were cleaned and prepared for a sound bond.
  2. Reinforce the cracks. Cracked and delaminated joints were bridged with StretchSeal membrane to strengthen the movement points before any coating went down.
  3. Prime the substrate. A Penetrar primer was worked into the prepared concrete and detail areas to seal and stabilise the surface.
  4. Build the waterproofing layer. Flex with embedded StretchSeal was applied to the gutters and joints, then HyperFlex reinforced with ArmTec mesh was built up across the critical areas to form a tough, flexible, seamless membrane.
  5. Detail parapets and flashings. The parapet walls and flashing lines were waterproofed and tied into the roof system so water is guided cleanly into the gutters.
  6. Upgrade the outlets. Seven new 80mm rainwater outlets were installed to move water off the roof quickly and stop it pooling.
  7. Seal it all in. The system was finished with a HydroSeal HF topcoat for a durable, UV-stable waterproof finish across the roof and gutters.

The result

The roof now sheds water the way it should. The box gutters are sealed and reinforced, the parapets and flashings are locked into one continuous membrane, and the new outlets clear rainfall without pooling.
