This double-storey home in the Six Fountains estate had two exposed concrete slabs working against it: a flat roof slab and an upstairs balcony slab, both finished but neither properly sealed against Pretoria’s summer downpours. The problem the homeowner was facing

Standing water was already pooling against the parapet wall at roof level, sitting for long enough to leave dark staining and silt across the slab surface. Around the turnups and outlets — the weak points where water pressure concentrates first — the substrate had no membrane protection at all. On the balcony slab, the same risk existed one floor down, directly above living space, where a slow leak is far harder to spot until it shows up as a stain on a ceiling. Left untreated, both slabs would have continued absorbing moisture through hairline cracks and unsealed joints.

The Eco Seal solution

Eco Seal’s crew approached both slabs with the same disciplined sequence, using the ArmTec HyperFlex system as an approved SealPro applicator:

  1. Prep and prime the substrate — the roof and balcony slabs were cleaned back to a sound surface and primed to give the waterproofing membrane a surface it could properly key into.
  2. Strengthen turnups and outlets — every turnup and outlet was reinforced with StretchSeal membrane, closing off the exact points where roof leaks typically start.
  3. Apply the ArmTec waterproofing system — a fibre-reinforced membrane was rolled out across the full roof slab and balcony slab, tying the parapet turnups into a single, continuous waterproof layer.
  4. Finish the balcony with a tile-ready topcoat — since the balcony doubles as a walked-on surface, a DampEnd tile-ready topcoat was applied over the membrane, giving it a durable, textured finish ready for foot traffic or tiling.

The result

Both slabs now carry a continuous, reinforced waterproof membrane from the parapet edges right across the deck, with the balcony finished in a tough, tile-ready surface that can take daily use. The ponding and staining that had built up at the roof edge is gone, and the turnups and outlets — the areas most likely to fail first — are fully sealed.
