A large concealed-fix metal sheeting roof in Clearwater Estate had reached the point where its original coating was spent. The finish had faded to a dull, chalky grey, rust was starting to bleed from screw penetrations and flashing joints, and the roof no longer offered the surface protection a Pretoria Highveld home needs. The owner called in Eco Seal Coating Specialists for professional roof painting and maintenance — to strip it back, treat the problem areas, and give the roof a durable new life.

The problem

Metal sheeting protects a home only as long as its coating holds. On this roof, years of sun, hail and seasonal temperature swings had broken down the old paint. The panels were weathered and streaky, and — more importantly — several sections showed active rust around fixings and side-laps. Left untreated, corrosion spreads under paint and eats through the steel, so any lasting repaint had to start with proper remedial preparation, not just a fresh colour coat.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal followed a maintenance and repainting sequence built for profiled metal roofing:

  1. High-pressure clean and degrease. The entire roof was pressure-washed and degreased to strip loose paint, chalk, dirt and oxidation, leaving a sound surface for the new system to grip.
  2. Rust treatment. Every rusted section was mechanically prepared and treated with a rust converter to neutralise corrosion and stop it from creeping further.
  3. Prime the substrate. The prepared sheeting was primed with SealPro Purple Prime, a dedicated metal primer that keys the topcoat to the steel and adds a barrier against future rust.
  4. Seal the fixings. Screw heads and fixing points were sealed with SealPro ScrewSeal for extra protection at the vulnerable points.
  5. Two coats of quality roof paint. A premium roof coating was applied in two full coats in a rich charcoal, restoring a clean, uniform finish and a tough, weather-resistant surface.

The result

The transformation is dramatic. What was a tired, rust-spotted grey roof is now a crisp charcoal finish that reads as brand new. The rust has been arrested, the fixings are sealed, and the sheeting carries a fresh protective coating rated for years of Highveld sun and storms.
