When an industrial unit at the N4 Gateway Industrial Park in Pretoria started showing signs of water ingress along its roofline, the owners called in Eco Seal Coating Specialists to inspect and remediate two adjoining buildings. The problem

IBR roof sheeting is durable, but the weak points are always the same. Over time the rubber washers under the roofing screws perish, leaving hundreds of tiny gaps where water can track into the building. On this roof the screw lines had rusted and stained, the sheet overlaps had opened up, and the parapet wall flashings where the roof meets the boundary and dividing walls had lost their seal. The result was a roof that looked tired and, more importantly, one that let water in every time it rained. Left alone, these small leaks lead to corroded sheeting, damaged ceilings and stock losses inside an industrial unit.

The Eco Seal solution

Eco Seal carried out a full remedial waterproofing system on the IBR sheeting of both Building A and Building B, using the SealPro product range end to end:

1. Clean and prepare the roof, clearing debris, dirt and loose material from the sheeting, screw lines and valleys.
2. Prime the metal surfaces with SealPro Purple Prime to lock down any surface rust and give the coatings a sound key.
3. Reinforce the movement joints by bedding SealPro StretchSeal into a Flex base coat along the sheet overlaps and joints so they can flex without cracking.
4. Seal every screw with SealPro ScrewSeal, capping each penetration so the perished washers can no longer leak.
5. Waterproof the parapet wall flashings along the boundary and dividing walls, dressing the seal up the wall and back onto the sheeting.
6. Topcoat with SealPro HydroSeal HF, a flexible high-performance membrane that ties the whole roof into one continuous waterproof skin.

Both buildings now have a clean, fully sealed IBR roof.
