A residential complex in Schoemansville, Hartbeespoort had a large IBR metal sheeting roof that had faded and started to corrode after years next to the dam. Body corporates need the whole complex to read as one uniform, well-kept roofline, so Eco Seal was brought in to carry out a full maintenance, rust-conversion and repaint programme across the units.

The problem

Years of sun, wind and moisture off the water had left the sheeting chalky and grey, with rust converting on exposed screw heads and along the overlap joints — the classic early sign of a metal roof heading toward leaks. Across a multi-unit complex the wear was widespread, and patchy panels and rust streaks made the whole scheme look tired. Left untreated, the corrosion spreads and eventually forces re-sheeting rather than a maintenance repaint.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a full maintenance sequence across the complex roofs:

1. High-pressure wash and degrease the sheeting to strip chalk, dirt and loose material.
2. Rust conversion on all corroded screw heads, fixings and overlaps to chemically neutralise active corrosion.
3. Prime the treated metal with Purple Prime, a rust-inhibiting metal primer.
4. Waterproof the leak points — screw lines reinforced with ScrewSeal and the laps sealed with Flex and StretchSeal.
5. Two coats of premium roof paint across the complex for a uniform, protected, weathertight finish.

The result
