A flat-roof home in Zwavelpoort, Pretoria, had reached the end of its waterproofing life. The exposed concrete roof slabs were cracked and weathered, the existing coating had lost its UV protection, and water was starting to find its way through to the ceilings below. The owner brought in Eco Seal Coating Specialists for professional concrete slab waterproofing — stripping the problem back to the substrate and rebuilding the system from the ground up across a large 702 m² roof.

The problem was more than just a worn coating

On inspection, the roof slabs showed clear surface cracking and exposure across large sections of the flat concrete roof. The original waterproofing membrane had degraded under years of Pretoria sun, leaving the substrate unprotected. Cracks had also opened up along the parapet walls, and a poorly positioned outlet was allowing water to pool instead of draining off the roof. Inside the house, the damage was already visible — a ceiling in one of the rooms showed the tell-tale bloom of a water stain, evidence that moisture had been tracking through the slab for some time.

The Eco Seal solution

Working as an approved SealPro applicator, the Eco Seal team designed a full re-waterproofing solution around the ArmTec HyperFlex system, built to handle a large flat concrete roof under constant sun and thermal movement:

  1. Correct the water flow. The roof outlet was opened up and adjusted to stop water pooling and direct it away from the slab properly.
  2. Strengthen the cracks. Every crack across the roof slabs and parapet walls was reinforced with a StretchSeal membrane, giving the substrate flexibility to move without reopening.
  3. Prep and prime the substrate. The full 702 m² roof area was cleaned, prepared, and primed to give the new system a sound base to bond to.
  4. Apply the ArmTec waterproofing system. A full ArmTec coating system was applied across the slab in multiple passes, sealing the entire roof in a durable, UV-stable waterproof membrane.

The crew worked the roof in sections over several visits, applying the reinforcing membrane by hand along every crack line before rolling out the full-coverage ArmTec coating.

The result

The roof now carries a continuous, seamless waterproof membrane across all 702 m², with every crack reinforced and the drainage corrected so water no longer sits on the slab.
