When a flat concrete roof slab starts letting water in, the damage rarely stays on the roof. It tracks down into ceilings, walls and finishes, and by the time it shows up inside, the waterproofing has usually failed in several places at once. This home in Irene, Centurion needed exactly that kind of attention: a tired roof slab, ponding water, and box gutters that could no longer keep the weather out. Eco Seal was called in for professional concrete slab waterproofing to renew the whole system properly.

The problem

The existing flat slab had reached the end of its life. The old coating was weathered and porous, water was ponding instead of draining, and a blocked outlet meant rainwater had nowhere to go. Cracks and delaminated joints had opened up along the slab, giving moisture a direct path into the structure below. Alongside the slab, the box gutters and flashing details between the flat roof and the surrounding metal sheeting had also failed, leaving several vulnerable points where leaks were getting in.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex system to renew and fully seal the roof slab, and carried out targeted repairs to the surrounding gutters and flashings:

1. Prep and prime the substrate. The full slab and gutter areas were cleaned down and primed with Penetrar to lock down the surface.
2. Correct the water flow. The blocked outlet was opened up so the roof drains the way it should, removing the ponding.
3. Reinforce the cracks and joints. All cracks and delaminated joints were bridged with a Flex and StretchSeal reinforced membrane.
4. Install the ArmTec system. HyperFlex was applied with an embedded ArmTec reinforcing mesh across the slab, building a tough, monolithic waterproof layer.
5. Seal the gutters and flashings. The box gutter overhangs at the office and back building were cut and filled, the flashing at the garage was made good, and every joint was waterproofed to tie the metal roof cleanly into the slab.
6. Finish with HydroSeal HF. A HydroSeal HF topcoat was applied to seal and protect the system, leaving a clean, uniform grey finish.

The result

The roof slab is now a single, seamless waterproof surface, with the ponding gone and every crack, joint and gutter sealed. The skylight and outlet details were finished neatly, and the metal roof sections are tied in without a weak point left behind.
