When a flat concrete roof slab starts leaking, the damage rarely stays on the roof. In this Brooklyn, Pretoria project, Eco Seal Coating Specialists were called out to a home where the existing waterproofing on the concrete slab had failed and water was tracking back into the structure. We carried out a full assessment before recommending a lasting concrete slab waterproofing solution.

The problem behind the leaks

The inspection told the whole story. The original waterproofing membrane on the slab had cracked and delaminated across several joints, allowing water to seep straight through the concrete. Along one edge, an old gutter was actually damming water up against an unprotected section of the slab, so rainwater had nowhere to drain and simply pooled and soaked in. On top of that, the waterproofing and screed around the geyser had been poorly applied, leaving another weak point. Rotten fascia and rusted flashing at the roof edge confirmed that this water ingress had been going on for some time.

The Eco Seal solution

Eco Seal is an approved SealPro applicator, and we specified the SealPro ArmTec HyperFlex system, purpose-built for flat concrete slabs. Our team worked methodically across the full 81 square metres:

  1. Remove the redundant gutter on the slab section and neatly block off the gutter ends so water can drain correctly instead of damming.
  2. Prepare and prime the substrate, cutting out and re-screeding the failed area around the geyser to create a sound, even base.
  3. Reinforce the cracks and delaminated joints with Flex and StretchSeal, bridging the movement points that caused the original failure.
  4. Apply the HyperFlex membrane fully embedded with ArmTec reinforcing mesh across the entire slab for a seamless, monolithic waterproof layer.
  5. Seal with a HydroSeal HF top coat to lock everything down with a durable, UV-stable finish.

The geyser was carefully lifted and reinstalled so the new system could be taken right up to and around it with no gaps left behind.

The result

The finished slab is now a continuous, watertight surface with no cracks, no ponding and no weak detailing around the geyser. The reinforced ArmTec membrane will flex with the natural expansion and contraction of the concrete instead of splitting, and the sealed edges drain cleanly away from the structure — the same standard we bring to waterproofing across Pretoria East.
