When a flat concrete roof slab reaches the end of its waterproofing life, small problems become expensive ones fast. This Queenswood home came to Eco Seal Coating Specialists with a large concrete slab whose old membrane had failed, and we renewed the entire surface with professional concrete slab waterproofing — a fully bonded, seamless system built to last.

The problem: failed and delaminating waterproofing

The existing waterproofing on this Queenswood roof slab had simply worn out. Years of harsh Highveld sun had destroyed the UV protection, leaving the coating brittle and lifting away from the concrete. The membrane had delaminated and cracked across the slab, and the joints were separating, allowing water to track under the surface. Once a flat roof reaches this stage, ponding water finds every weak point, and leaks into the rooms below are only a matter of time.

The Eco Seal solution: the SealPro ArmTec system

As an approved SealPro applicator, Eco Seal installed the full SealPro ArmTec HyperFlex system across the flat slab and the parapet and coping sections:

1. Prep and prime. We cleaned the slab back to a sound substrate and primed it with Penetrar to lock down the surface and guarantee adhesion.
2. Reinforce the cracks and joints. All delaminated joints and cracks were bridged with Flex and StretchSeal membrane so movement can no longer open up new leaks.
3. Apply the reinforced ArmTec layer. We embedded ArmTec mesh into HyperFlex across the full slab, creating a tough, monolithic membrane with no seams to fail.
4. Seal and UV-protect. We finished with HydroSeal HF, a durable topcoat that restores waterproofing integrity and shields the roof from Pretoria’s intense sun.

We also lifted and reinstalled the geyser so the slab could be coated fully underneath, leaving no gaps in coverage.

The result: a seamless, protected roof slab

The finished roof is a clean, uniform, watertight surface that wraps neatly up the parapet walls and coping.
