A landmark office building in the Woodmead Office Park in Sandton had reached the point where its exterior walls could no longer be ignored. Years of exposure had left the plaster cracked, the paint blistering and the substrate open to the weather. The owners called in Eco Seal Coating Specialists for professional commercial painting — to strip the problems back, repair the walls properly and give the building a clean, protected finish.

The problem

The exterior walls were failing on several fronts. Structural and hairline cracks ran through the plaster in multiple sections, letting moisture track behind the coating. In places the old paint had blistered and lifted away entirely, exposing bare plaster to the elements. The worst areas showed spalled plaster and eaves where the finish had broken away completely, leaving brick and damaged concrete on show. Basement wall sections had taken on staining and moisture damage. Left untreated, this kind of failure only accelerates.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal follows a proper preparation-first system rather than simply painting over the damage:

  1. Clean and prep every wall by high-pressure washer and by hand, stripping loose and blistered paint back to a sound surface.
  2. Remove degraded and damaged plaster sections, clear the rubble, and replaster to match the existing texture and finish as closely as possible.
  3. Fill cracks and damaged areas with fibre cement, feathering the repairs so they blend into the surrounding wall.
  4. Prime all repaired and bare sections with a quality plaster primer to lock down the substrate.
  5. Apply two coats of premium exterior wall paint across the exterior and basement plastered sections for an even, weather-resistant finish.
  6. Install a 45-degree fibre cement detail between the plaster wall and paving to shed water away from the base of the wall.

The result

The transformation speaks for itself. The cracked, blistered and spalling walls are gone, replaced by a crisp, uniform white finish across the full facade. Repaired sections sit flush with the original plaster, the balustrades and detailing stand out cleanly, and the building once again looks cared for.
