A leaking or failing tiled balcony is one of those problems that quietly gets worse until it isn’t quiet anymore — water tracking down into the structure below, tiles lifting, and a slow, expensive mess forming under the surface. That’s exactly what Eco Seal was called out to resolve on this tiled balcony in Hartbeespoort, where remedial balcony waterproofing was needed before the homeowner could safely retile.

The problem

The existing balcony tiles had reached the end of their working life. Underneath them, the waterproofing layer had broken down, and moisture was finding its way through the screed and tile bed rather than draining off the balcony as it should. Two of the balcony’s drainage outlets were also undersized for the area, adding to the risk of water pooling and finding a way in during heavy rain. Left as it was, the balcony would have continued feeding water into the substrate below, with the potential for far more serious structural damage over time.

The Eco Seal solution

Eco Seal, an approved SealPro applicator, was brought in to strip the balcony back to its screed and rebuild the waterproofing from the ground up:

  1. Strip back — All existing tiles and tile adhesive were removed from the balcony surface, exposing the raw screed underneath so the true condition of the substrate could be assessed.
  2. Upgrade the outlets — Two new 80mm drainage outlets were installed to improve water flow off the balcony surface, replacing the undersized originals.
  3. Waterproof the substrate — The prepared screed was primed and coated with a SealPro ArmTec under-tile waterproofing system, including careful detailing around the pipe penetrations where leaks most commonly start.
  4. Make it tile-ready — A tile-ready top coat was applied over the cured waterproofing layer, giving the homeowner’s tiler a sound, sealed surface to bond new tiles to.

The result

The balcony now has a fully waterproofed, tile-ready surface with properly sized outlets to carry water away efficiently. The membrane is sealed at every penetration point, closing off the paths water was previously using to get into the structure. With the substrate protected and prepared, the balcony is ready for retiling, and the risk of further water ingress has been dealt with at the source — the same standard we bring to all our roof repairs and waterproofing.
