This double-storey home in Olympus has an upstairs tiled balcony sitting above a flat concrete roof slab, with a parapet wall and coping running around the edge. Both areas had been left exposed to the Pretoria sun and summer storms for years, and the strain was starting to show in the tiles, the slab and the joints around the windows overlooking the balcony. The problem

The balcony tiles had cracked and lifted in places, letting water track down through the tile bed and old adhesive rather than running off. On the flat roof slab below the parapet, the surface was stained, dusty and starting to lose its protective layer, with dirt and debris collecting in the low points where water tends to pond after rain. Around the aluminium window frames opening onto the balcony, the original sealant joints had dried out and pulled away from the wall, leaving open gaps for water to creep in behind the plaster. On the walls themselves, hairline cracks in the render pointed to ongoing movement that needed sealing before it worsened.

The Eco Seal solution

As an approved SealPro applicator, our team worked through the balcony and roof slab as a linked system rather than treating each surface in isolation:

  1. Strip and clear — the failed balcony tiles and old tile adhesive were stripped back to the bare screed, and the rubble was removed from site.
  2. Full preparation — the balcony screed, the roof slab, the turnups and the parapet coping were all cleaned, repaired and primed to give the waterproofing a sound, bonded base.
  3. ArmTec tile-ready waterproofing on the balcony — SealPro’s ArmTec system was applied across the balcony floor in a tile-ready finish, ready for the homeowner’s tiler to lay new tiles directly on top.
  4. ArmTec waterproofing on the roof slab, turnups and parapet coping — the same proven ArmTec system was carried across the flat roof slab and up the turnups and parapet coping, closing off the transitions where leaks usually start.
  5. Sealing the window joints — the open joints between the aluminium window frames and the surrounding wall were cleaned out and resealed with a flexible acrylic sealant.
  6. New outlets and downpipes — worn PVC outlets and downpipes were replaced to keep water moving off the roof and away from the structure instead of sitting on the slab.

The result

The balcony and roof slab now share a continuous, correctly bonded ArmTec waterproofing membrane instead of cracked tiles and bare, weathered concrete. The window joints are sealed against wind-driven rain, and the new outlets and downpipes are clearing water off the roof properly.
