When a flat concrete roof slab starts to leak, the damage rarely stays on the roof. It works its way down through the ceiling and into the rooms below. This Constantia Park home in Pretoria had reached that point, and the owner called Eco Seal Coating Specialists for professional concrete slab waterproofing to renew the slab before the next rainy season.

The problem

The existing waterproofing on the roof slab had reached the end of its life. Years of Highveld sun and thermal movement had left the membrane delaminated and cracked, lifting away from the concrete underneath. The worst of the failure was along the joints, where the old system had split and started to separate. The signs were easy to read on site: the surface was blistered and brittle, sections of coating had let go completely, and a small plant had taken root in a junction where standing water and trapped debris had collected.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex system to fully renew and reseal the 62 square metre slab:

1. Preparation and priming. We stripped back the failed membrane, cleaned the slab, and opened up the cracked and delaminated joints. The prepared concrete was then treated with Penetrar to seal and stabilise the substrate.
2. Reinforcing the joints. Every crack and delaminated joint was strengthened with Flex and StretchSeal membrane, bridging the movement points so they can flex without splitting again.
3. The ArmTec membrane. We applied HyperFlex reinforced with ArmTec mesh across the full slab, building a seamless, monolithic waterproof layer with no vulnerable seams.
4. Top coat. The system was finished with HydroSeal HF, a durable, UV-stable membrane that protects the slab and reflects heat.
5. Geyser handling. The geyser was carefully lifted and reinstalled so the waterproofing could be carried through cleanly underneath it.

The result

The slab is now a clean, continuous, fully sealed surface, with the reinforced joints and channel runs watertight from edge to edge. The skylights and roof junctions were sealed in as part of the system, so the whole roof works as one waterproof envelope.
