A large commercial IBR sheet roof in Silverton had reached the point every metal roof reaches eventually. Years of sun, rain and thermal movement had faded the coating, opened up the screw lines and let rust take hold in the low points of the curved barrel sections. The building also carried a solar array, so the work had to be done carefully around live panels and their mounting brackets. The owner called in Eco Seal, an approved SealPro applicator, for professional commercial roof painting and waterproofing to bring the roof back to a fully sealed, weather-tight finish.

The problem

Metal roofs fail from the fasteners outward. On this roof the original paint had chalked and dulled, and the exposed curved IBR profiles showed clear rust streaking down the pans. Around every screw and every solar bracket mount, the old sealing had perished, leaving hundreds of small entry points for water. Left untreated, that rust spreads under the coating and the screw penetrations become active leaks — exactly the kind of slow damage that stains ceilings and rots roof structure from above.

The Eco Seal solution

Working off a scaffolding tower and boom access, with a full health and safety file in place, the Eco Seal team followed a proven metal-roof system across the full 1 654 m²:

1. High-pressure washed and degreased the entire roof to strip chalk, dirt and loose material back to a sound surface.
2. Treated every rusted section with a rust converter to neutralise corrosion and stop it spreading.
3. Primed the prepared steel with SealPro Purple Prime for a strong, uniform bond to the metal.
4. Reinforced every screw line, sheet lap and solar bracket mount with Flex and StretchSeal, then sealed each fastener head with ScrewSeal.
5. Applied two full coats of SealPro HydroSeal HF roof coating over the whole roof for a tough, waterproof, UV-stable finish.

The result

The tired, rust-streaked roof is now a clean, uniform silver-grey sheet from ridge to gutter. Every screw and bracket is sealed, the rust is arrested, and the whole surface carries a fresh flexible coating built to move with the steel through Highveld heat and storms.
