When a raised balcony sits above living space, the slab beneath the deck boards is doing double duty: it is both a walkway and a roof. At Studios@Lynnwood in Pretoria, the body corporate called Eco Seal Coating Specialists in for professional balcony waterproofing after the concrete slab along the perimeter of a timber-decked balcony began to break down, letting water track into the structure below.

The problem

Years of movement, sun and standing water had taken their toll on the balcony slab. Along the junction where the deck met the sliding-door threshold, the old coating had delaminated and the concrete edge had cracked and crumbled away. In places the substrate was exposed and soft, with loose material sitting right in the line where rainwater runs off the deck. Once a waterproofing layer lets go like this, every shower finds the weak point and the problem only grows — so the failing sections had to be cut out and the slab rebuilt properly, not just painted over.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt and re-waterproofed the slab junction using the ArmTec system:

  1. Strip and prepare. We chipped out all the delaminated coating and loose, degraded concrete back to a sound substrate, then cleaned and profiled the surface ready to bond.
  2. Prime. The prepared slab and edges were primed with Penetrar to lock down the substrate and give the membrane a solid grip.
  3. Reinforce the joints. Every cracked and delaminated joint was strengthened with Flex and StretchSeal membrane, bridging the movement points that had failed before.
  4. Build the ArmTec membrane. We applied HyperFlex reinforced with ArmTec mesh across the repaired zone, creating a tough, seamless waterproof layer that flexes with the slab.
  5. Seal and finish. The system was topped with HydroSeal HF to give a durable, UV-stable waterproof finish along the full deck edge.

The result

The balcony junction is now a clean, continuous waterproof line running the length of the deck. The cracked, crumbling edge is gone, replaced by a reinforced ArmTec membrane that keeps water on the deck and out of the building.
