This double-storey tile roof in Faerie Glen had gone years without proper ridge maintenance. Loose ridge cement, weathered tiles, and general grime had built up across the roof planes, so the homeowner brought in Eco Seal for professional tile roof waterproofing — to rake out, waterproof, and repaint the entire roof system.

The problem

Up close, the tiles told the story: patches of lichen and moss, dust and pollen baked into the surface, and ridge lines where the old pointing cement had cracked and started lifting away from the tiles. Loose ridge cement is more than cosmetic — once it lets go, water tracks straight down through the ridge line and into the roof structure. With no reinforcement or waterproofing membrane over the ridges, every rainy season was pushing the problem further along.

The Eco Seal solution

Eco Seal is an approved SealPro applicator, and the ridge system installed here follows SealPro’s specified sequence rather than a generic patch-and-paint approach:

  1. Prep and pressure wash — the full roof area was high-pressure washed to strip dust, lichen, and loose material back to a clean, sound tile surface.
  2. Rake out and re-bed the ridges — every loose or cracked section of ridge cement across all 26 ridge runs was raked out and filled with fresh fibre cement, giving the ridge caps a solid, stable base again.
  3. Prime the substrate — the repaired ridges were primed to promote proper adhesion before waterproofing.
  4. Waterproof with SealPro’s StretchSeal System — a flexible, reinforced waterproofing membrane was applied continuously along every ridge, bridging the joints between tiles and cement so water can no longer track in at the weak points.
  5. Seal the flashing details — the chimney flashing and a small adjoining slab section, both common leak points, were waterproofed with the same detail-strip system.
  6. Two coats of roof paint — once cured, the roof was finished with two coats of Marley roof paint in Slate, refreshing the whole roof’s appearance and adding a UV-resistant, weatherproof layer over the tiles.

The result

The ridge network across every roof plane is now fully re-bedded and waterproofed with a continuous, flexible membrane instead of relying on aging pointing cement — the single biggest source of tile roof leaks. The chimney and slab flashing details are sealed the same way, and with the roof finished in two coats of Slate roof paint, the homeowner has a roof that is watertight at every ridge and flashing join, and looking sharp from the street for years to come — the same standard we bring to homes across Faerie Glen.
