Roof Slab Waterproofing in Eldo Park, Centurion

A flat concrete roof slab is only as good as the membrane protecting it. When that membrane reaches the end of its life, water finds every crack and joint it can. The owners of this Eldo Park home in Centurion called Eco Seal Coating Specialists for professional concrete slab waterproofing to renew a large, multi-section roof slab where the old waterproofing had simply given up.

The problem

The existing waterproofing across the slab had delaminated and cracked badly. Long structural cracks ran through the concrete, joints between sections were separating, and much of the surface showed heavy crazing where the coating had lost its UV protection and gone brittle. Around the two skylights and the section above the garage, the membrane was lifting away from the substrate entirely. Left untreated, a roof in this condition lets water track into the slab and down into the rooms below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal treated the whole slab as one system rather than patching individual failures. Work covered four areas: the section above the garage, both skylight sections, and the garage/play-room roof.

1. Strip and clean. The old, delaminated membrane was cut back and stripped, and the concrete was cleaned down to a sound substrate ready to bond.
2. Prep and prime. Every surface was prepared and sealed with Penetrar primer to lock down the concrete and give the new system a solid key.
3. Reinforce cracks and joints. The structural cracks and separating joints were bridged with Flex and StretchSeal membrane, so movement in the slab no longer opens a path for water.
4. Waterproof with the ArmTec system. A coat of HyperFlex was applied and ArmTec reinforcing mesh was embedded across the field, building a tough, continuous membrane over the entire slab.
5. Seal with the topcoat. The whole roof was finished with HydroSeal HF, giving a seamless, UV-stable waterproof surface.

The result

The slab is now a single, unbroken grey membrane with no visible cracks, joints or bare patches. Every section, including the tricky areas around the skylights and above the garage, is tied into one continuous waterproof layer built to handle Centurion’s heat and seasonal storms. The home is protected and the roof looks clean and uniform from edge to edge.
