An established residence in Lynnwood came to Eco Seal with an IBR steel roof that had reached the end of its original coating life. Years of Highveld sun, rain and thermal movement had left the sheeting weathered, rust was creeping in along the overlaps, and the screw lines had become the weak points where water could track through. The owners wanted the roof brought back to a fully sealed, watertight and good-looking condition rather than replaced — exactly the kind of remedial roof painting and sealing this profile is suited to.

The problem

IBR profile sheeting is durable, but it lives or dies on its coating and its fixings. On this roof the paint had faded and chalked, exposing bare metal that was already showing rust bloom along the raised ribs and side laps. The self-tapping screws had loosened slightly over time, and the old sealant washers had perished, so every screw line was a potential leak path. Left untreated, that corrosion spreads under the coating and the joints keep opening up, so a proper strip-back, treatment and re-seal was the only lasting fix.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal followed a full metal-roof remediation system rather than simply repainting over the problem:

  1. Access and prep. The adjacent tile section was carefully lifted and stacked so the full IBR area could be worked, then the entire roof was high-pressure washed and degreased back to a sound surface.
  2. Rust treatment. All rusted sections were mechanically cleaned, treated with a rust converter and primed with Purple Prime to lock down the metal and give the coating system a stable base.
  3. Seal the weak points. Overlaps, joints and every screw line were reinforced with Flex and StretchSeal, and the fixings sealed with ScrewSeal, closing off the paths where water had been getting in.
  4. Waterproof membrane. HydroSeal HF was applied over the prepared and sealed sheeting to form a continuous, flexible waterproof layer that moves with the roof.
  5. Finishing coats. Two coats of high-quality roof paint were applied for a uniform, UV-stable finish, and the gutters were cleaned and waterproofed to complete the drainage.

The result

The roof now reads as a single clean, uniform grey plane — sealed overlaps, protected screw lines and a fresh, durable coating from ridge to eaves. The rust has been stopped and encapsulated, the leak paths are closed, and the reinstated tile section ties the whole roofscape back together neatly.
