When a flat concrete roof slab starts letting water through, the damage rarely stays on the roof. This Midstream Estate home in Centurion had reached that point: the original waterproofing had aged past its lifespan and needed a full renewal before the next rainy season. The owner called in Eco Seal for professional waterproofing in Midstream, stripping the problem back to the substrate and rebuilding a proper, watertight system.

The problem

The existing waterproofing membrane had delaminated and cracked across the slab, lifting away from the surface it was meant to protect. The worst of it showed up on the joints, where the coating had begun to separate and open up hairline pathways for water. On top of that, the drainage outlets sat too high and were poorly positioned, so rainwater puddled in front of them instead of running off. Standing water on a failing membrane is the fastest route to leaks, and this slab was ticking every box.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the full ArmTec HyperFlex waterproofing system to renew and reseal the roof slab:

1. Correct the drainage. We opened up the outlets to restore proper waterflow, so water drains off the slab instead of pooling in front of blocked or raised outlets.
2. Prep and prime the substrate. The whole slab was cleaned back to a sound surface and primed with Penetrar to lock down the substrate and give the new coatings something to grip.
3. Reinforce the weak points. Cracks and delaminated joints were bridged with a Flex and StretchSeal membrane, so the areas most likely to move again are the areas we strengthened first.
4. Build the waterproof layer. We applied HyperFlex embedded with ArmTec reinforcing mesh across the slab, creating a tough, flexible, seamless skin that moves with the building.
5. Seal and finish. The system was topped with HydroSeal HF, a hard-wearing UV-stable topcoat that protects everything underneath and gives a clean, uniform finish.

The result

The slab now carries a seamless grey ArmTec membrane from parapet to parapet, with the outlets corrected so water runs off the way it should. No more separating joints, no more puddling, and no more guessing when the next leak will appear. It is a renewed roof that is built to handle Centurion’s summer storms and keep the home dry underneath — the same concrete slab waterproofing we install on flat roofs across Gauteng.
