When a flat concrete roof slab reaches the end of its waterproofing life, the warning signs are hard to miss: faded, chalky coatings, cracked joints and water that no longer finds its way to the outlets. This home in Copperleaf Country Estate had reached exactly that point, so the owner called in Eco Seal Coating Specialists for professional concrete slab waterproofing — stripping the problem back to the substrate and rebuilding a fully bonded, seamless system.

The problem we found

The existing membrane across both the front and back slabs had delaminated and cracked, with UV protection long gone. On inspection we picked up several linked failures:

• Waterproofing splitting along the joints and starting to lift from the slab.
• Water ponding in front of the rainwater outlets because the outlets sat too high, so the slab could not drain correctly.
• Widespread crazing and cracking through the old coating, with a cracked parapet wall adding to the risk.

Left alone, ponding water on a failed membrane is the fastest route to leaks appearing in the ceilings below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt the slab with the ArmTec HyperFlex system in a controlled sequence:

1. Correct the drainage. We opened up the blocked outlet and installed a new 80mm outlet so water could flow away instead of pooling.
2. Prep and prime the substrate. The slab was cleaned back to a sound surface and primed with Penetrar to lock down the concrete and guarantee adhesion.
3. Reinforce the cracks and joints. Delaminated joints and cracks were bridged with a Flex and StretchSeal membrane detail, keeping them flexible enough to absorb movement.
4. Install the reinforced ArmTec layer. HyperFlex was applied and ArmTec reinforcing mesh embedded into it across the field of the slab, building a tough, monolithic membrane.
5. Seal with the topcoat. The system was finished with HydroSeal HF, a UV-stable top layer that protects everything below it.

The result

Both slabs now carry a single, seamless waterproofing membrane that drains properly and shrugs off the sun. The cracked joints are sealed and reinforced, the new outlet clears standing water, and the owner has a system backed by our workmanship guarantee rather than a coating quietly failing overhead. What was a tired, ponding slab is once again a dry, protected roof — the same waterproofing we carry out across Centurion.
