A flat concrete roof slab is only as good as the waterproofing membrane protecting it. When that membrane reaches the end of its life, water finds every weak point. The problem

The existing waterproofing on the concrete slab had delaminated and cracked. Over years of harsh Highveld sun and thermal movement, the old membrane had lost its bond with the substrate and begun lifting away in sheets. Worse, the joints across the slab were failing and starting to separate, opening up direct paths for water to track into the structure below. Left untreated, this kind of failure only accelerates, and the damp eventually shows up on ceilings and in the reinforcing steel of the slab itself.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal renewed the slab with the ArmTec HyperFlex waterproofing system, a fully bonded, seamless membrane built to flex with a moving concrete roof. The work was carried out in clear stages:

1. Prep and prime the substrate. The slab was cleaned back to a sound surface and primed with Penetrar to lock down the substrate and guarantee adhesion.
2. Reinforce the failing joints. Every cracked and delaminated joint was strengthened with Flex and StretchSeal membrane, bridging the movement points that had caused the original failure.
3. Build the ArmTec membrane. HyperFlex was applied and fully embedded with ArmTec reinforcing mesh across the field of the slab, creating one continuous, high-tensile waterproof layer.
4. Seal and finish. The system was topped with HydroSeal HF, a durable, UV-stable topcoat that leaves a clean, uniform grey finish and protects the membrane for years to come.

Skylights and upstands were detailed in by hand so the membrane wraps every edge with no open seams left behind.

The result

The roof slab is now fully sealed under a single seamless membrane, with the previously failing joints reinforced and the whole surface protected against Pretoria’s weather.
