The problem

The existing membrane on the slab had delaminated and cracked, lifting away from the concrete in wide patches. Along the joints the waterproofing had begun to separate, opening the exact seams where water finds its way in first. Years of Highveld sun had also burnt out the UV protection, leaving the coating brittle, chalky and past the point where a patch repair would hold. The Eco Seal solution

As an approved SealPro applicator, Eco Seal renewed the slab using the ArmTec HyperFlex waterproofing system, a fully bonded, reinforced membrane built for flat concrete roofs:

1. Prep and prime the substrate. The slab was cleaned back to a sound surface and primed with Penetrar to seal the concrete and lock in adhesion.
2. Reinforce the cracks and joints. Every crack and delaminated joint was strengthened with Flex and StretchSeal membrane, bridging the movement points that had failed before.
3. Apply the ArmTec reinforced layer. HyperFlex was applied and embedded with ArmTec reinforcing mesh across the field of the slab, creating a tough, continuous membrane that moves with the structure instead of tearing.
4. Seal with the top coat. The system was finished with HydroSeal HF, a UV-stable waterproof top coat that protects the membrane and gives the slab its clean, uniform finish.

The result

The 99 m² slab now carries a seamless, fully reinforced waterproofing system with no exposed cracks or lifting joints. The finished surface is smooth and light-reflective, ready to shrug off the next Pretoria downpour and the summer sun that follows.
