A large smallholding property in Raslouw, Centurion — comprising a main house, a studio and a separate office building — needed urgent attention to its tiled roofs. Years of sun, movement and weathering had taken their toll on the ridge cement across all three roofs, and the valleys on the main house had silted up and cracked. Eco Seal was brought in to repair, waterproof and fully repaint close to 900 m² of tiled roofing.

The problem

On inspection, the ridge caps on all three roofs were cracked and, in several places, the fibre-cement filling was missing altogether — leaving open gaps at the ridge line where water could track straight into the roof structure. The valleys on the main house were blocked with debris and had loose, cracked tiles, a common failure point that lets water pool and seep under the tile courses instead of running off. None of this was visible from the ground, but up close the cracked joints and crumbling fill lines told the full story of a roof overdue for maintenance.

The Eco Seal solution

Eco Seal, an approved SealPro applicator, carried out a full ridge and valley remedial programme before repainting the entire tiled surface:

1. Rake out and re-fill — All 119 linear metres of cracked ridge cement across the main house, studio and office roofs were raked out and re-filled with fresh fibre cement to restore a solid, even base.
2. Prime the substrate — Each repaired ridge was primed to ensure the waterproofing membrane bonded properly to the substrate.
3. Waterproof the ridges — The ridges were then reinforced and sealed using SealPro’s StretchSeal ridge system, a flexible waterproofing membrane built to move with the roof rather than crack again under thermal expansion.
4. Repair and seal the valleys — On the main house, the 12 blocked valleys were cleared, loose and broken tiles replaced or resealed, and the valley lines waterproofed to restore free water flow off the roof.
5. Prep and wash — The full roof area on all three buildings was thoroughly washed down to remove lichen, dust and loose material ahead of painting.
6. Two-coat roof repaint — The entire roof surface was then coated in two coats of Marley M22 Ultimo roof paint in Slate, applied by hand from ridge to eave for even, durable coverage.

The result

What was a faded, cracked terracotta roof is now a uniform, deep slate-grey finish across all three roofs, with every ridge and valley properly sealed against water ingress. The repaint has refreshed the look of the whole property, and the ridge and valley waterproofing addresses the root cause of the original problem — cracked joints and blocked water paths — giving the homeowner a roof that is protected for years to come.
