A tile roof that has lost its protective top coat stops doing its job long before it starts leaking outright. That is exactly what the owner of this home in Eldoraigne, Centurion was dealing with: the factory glaze on the concrete tiles had failed and faded, leaving bare, porous concrete exposed across roughly 418 square metres of roof. Eco Seal Coating Specialists was called in for professional roof painting — stripping the roof back, sealing the ridges, and rebuilding the protective surface from scratch.

The problem

The roof tiles’ protective top coat had worn through in large patches, exposing the raw concrete underneath to sun and rain. Years of UV exposure had faded and broken down the old coating unevenly, leaving a blotchy, chalky surface that could no longer shed water properly. Bare concrete tile is porous: it drinks in moisture, weathers faster, and puts extra strain on the ridge lines and mortar joints where wind-driven rain finds its way in first. Left as it was, the roof would only keep deteriorating season after season.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a proper strip-and-rebuild sequence rather than painting straight over the failing surface:

  1. High-pressure wash. The entire roof area was thoroughly pressure washed to strip away loose coating, dirt and chalking, leaving a clean, sound tile surface for the new system to bond to.
  2. Ridge fix and seal. The roof ridges were fixed and sealed along their full length, closing off the joints most exposed to wind-driven rain before any paint went on.
  3. First colour coat. Once the roof was clean and dry, the first coat of high-quality roof paint was rolled on across the full 418 square metres, working with the tile profile and pitch of the roof.
  4. Second colour coat. A second coat followed to build an even, durable film in a rich slate finish, locking in a consistent, weatherproof surface from ridge to eaves.

The result

The bare, patchy concrete is gone, replaced by a uniform slate-grey finish that sheds water instead of soaking it up. The ridges are sealed and tidy, the tile profile reads clean and even across the whole roof, and the home has a fresh, well-maintained look from the street.
