A tile roof in Brackenhurst had reached the point where it needed more than a quick clean. The ridges had loosened, the tiles had faded badly under years of Highveld sun, and the whole roof looked tired. The problem

Concrete tile roofs age from the top down. On this Alberton home the ridge caps had cracked and the bedding cement between them had crumbled, leaving open joints where wind-driven rain could track straight into the roof space. The tile surfaces themselves had lost their colour, going patchy and streaked with rust-coloured weathering, and there was a broken tile and an unsealed section around the chimney that needed attention. Left alone, the loose ridges and porous tiles would only keep drawing in water and getting worse each rainy season.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal followed a full ridge-and-paint restoration system rather than just rolling paint over the problems:

  1. Rake and repair the ridges — all 25 ridge caps were raked out, loose cement removed and the joints refilled and reinforced with fibre cement.
  2. Prep and prime the ridges — every ridge was cleaned and primed with Penetrar so the waterproofing layer could bond properly to the substrate.
  3. Waterproof with StretchSeal — a flexible StretchSeal system was applied over the ridges to bridge the joints and seal them against water, while the chimney was filled and sealed at the same time.
  4. Pressure-clean the whole roof — the full roof area was high-pressure washed to strip off dirt, chalking and loose material.
  5. Two coats of high-quality roof paint — the entire roof was finished with two coats of premium Marley roof paint in a rich terracotta, restoring an even colour and adding a protective, weather-resistant coat.

The result

The finished roof looks like a new one. The ridges are solid and watertight, the chimney and broken tiles are sealed, and the faded, streaky tiles are gone under a deep, consistent terracotta finish.
