This commercial property in Zwartkop needed more than a quick coat of paint. Years of Highveld sun and summer storms had taken a toll on the main building’s metal roof, the carport roof, the exterior walls, and the long boundary wall enclosing the site. Eco Seal was brought in to handle the full exterior refurbishment in one coordinated project — roof, walls, gutters, and boundary wall together — with professional commercial roof painting and waterproofing.

The problem the property was facing

The metal roof sheeting on both the main building and the carport had faded and chalked, with rust breaking out at exposed screw lines, joints, and box gutter sections. Sections of the concrete roof slab had cracked and delaminated joints, letting moisture into the structure below. The gutters were clogged and, in places, sprouting weeds where silt had built up over time. On the walls, years of weather exposure had left the paintwork blistering and cracked, with several sections chipped right back to bare substrate. Rising damp had damaged the base of the exterior walls, and the long boundary wall was similarly weathered and overdue for attention.

The Eco Seal solution

Eco Seal, an approved SealPro applicator, worked through the property systematically:

  1. Roof prep and rust treatment — cleaned and degreased the main building and carport roofs, then treated all rust-affected sections with a rust inhibitor before coating.
  2. Roof painting — applied a full coat of metal primer followed by two full coats of high-quality roof paint across both roof areas, restoring UV and weather protection to the sheeting.
  3. Roof slab waterproofing — strengthened cracked and delaminated joints on the flat slab sections with a StretchSeal reinforcing membrane, then sealed the substrate with the SealPro ArmTec waterproofing system.
  4. Gutters and downpipes — cleared and repainted the full gutter and downpipe run so water is channelled away cleanly instead of pooling or overflowing.
  5. Wall prep and repair — pressure-washed and hand-cleaned the exterior and boundary walls, then filled cracks and damaged sections with fibre cement, matching the original wall texture.
  6. Damp treatment — applied SealPro HyperFlex damp-proofing to the worst-affected wall section, along with damp plugs to help manage the rising damp at ground level.
  7. Wall painting — primed and coated the exterior walls, and painted both the inner and outer streetside faces of the boundary wall, each getting a full prime coat followed by two coats of high-quality exterior paint.

The result

The property now presents a clean, uniform exterior from the roofline down to the boundary wall — no more patchy, weathered paint or visible rust streaks on the roof sheeting. The waterproofed slab sections and resealed roof give the building real protection against the next rainy season, the gutters run clear, and the repaired, repainted walls have taken care of the damp and cracking.
