A double-storey home in Copperleaf Golf Estate had reached the point where its whole weather envelope needed attention at once. The roof waterproofing had failed, the ridges were cracking, and the exterior walls were crazed and losing their coating. Rather than patch one area and leave the rest exposed, the owner asked Eco Seal to renew the roof and the exterior walls together with professional roof painting and waterproofing.

The problem

Years of Highveld sun and seasonal movement had taken a visible toll. On the flat roof slab the existing waterproofing had delaminated and cracked, with open joints starting to separate and let water track underneath. Across the tiled sections the ridge pointing was cracked and crumbling, and the protective roof coating had UV-faded and worn thin, exposing bare concrete tile to the elements. The exterior walls told the same story — the paint film was crazed with fine cracking, and hairline splits ran through the plaster and around parapets and window openings. This was no longer a cosmetic job. It was a waterproofing job with a paint finish on top.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through the roof and walls in a set sequence:

  1. Roof slab. Cleaned and prepared the slab, then reinstated the failed joints and cracks with a reinforced membrane system, bedding StretchSeal into the movement points before overcoating with a HydroSeal HF waterproof top layer — the same concrete slab waterproofing we install on flat roofs.
  2. Tile ridges. Raked out all the loose, cracked pointing, refilled and rebedded it, then primed with Penetrar and sealed the ridges with StretchSeal so they move with the roof instead of cracking again.
  3. Roof coating. High-pressure washed the tiles and applied two coats of premium roof paint in a slate finish to restore UV protection and a clean, uniform look.
  4. Exterior and boundary walls. Pressure washed the walls, filled cracks and damaged sections to match the existing texture, resealed around windows and doors, primed the bare areas, and finished with two coats of high-quality exterior wall paint.

The result

The home now reads as one considered finish rather than a set of tired, mismatched surfaces. The roof is sealed and repainted, the ridges are sound, and the walls carry a crisp, even coat that hides the old crazing completely.
